Many of our projects require full Civil Engineering and site design because of floodplain or complex drainage and topographic conditions or simply the project can be so vast encompassing multiple buildings and structures. Areas like Inner city Houston, Piney Point, Meyerland, Bellaire, Hunters Creek, Kingwood, Katy, and many other flood prone communities in the Houston Metro area. We manage all that inhouse with licensed professional engineers and landscape architects. No matter what style you desire "WE CAN DESIGN ANY STYLE" or size home and work with most any budget to achieve our client's goal. 

Our phase by phase approach to work is typical within the architecture profession, our designs and how we move through a step by step process is anything but. Step one, “LISTEN”, create, then execute. From our initial sketch the success of our design process is a direct result from our tremendous listening and communication skills throughout the entire process. PROGRAMMING

Programming begins with the initial design meeting Q&A session covering a vast array of topics, styles, budgets, plan and property requirements, building codes, jurisdictions and guidelines for permitting plans. Key to programming is our listening skills then translating your ideas into a floor plan layout. Prior to this meeting we send you our in-depth questionnaire to aid the discussion. We then efficiently move through space layouts, pictures, room associations and a variety of content. Ultimately these ideas and requirements converge into a design solution unique to your lifestyle. A full example set of our construction documents will be reviewed with owners prior to signing our design contract, this helps determine what drawings will be necessary for construction, permitting and code compliance to determine our fee structure as well as to provide each client an understanding of exactly what they are purchasing and what the deliverables are with our services. 

SCHEMATIC DESIGN

Utilizing the initial programming data, market analysis and site visit, we create a floor plan and develop it with you through email, phone calls, both in person and online meetings to expedite the design process in minimal time with maximum design scenarios studied to arrive at a floor plan that best fits your needs. Once the floor plan is established we can move onto developing a front façade elevation with your style in mind adjusting the plan as needed.

PRELIMINARY DESIGN
 
In the design development phase, floor plans and elevations take shape into a more final design by evaluating materials, technologies, finishes and engineering requirements to maintain budget without compromising style. As the design develops with input from Interior designers, builders, suppliers, contractors and vendors into a complete a floor plan, front and rear elevation, roof plan, and site plan it’s ready to go out for preliminary bidding. We often assist owners with builder selection and interviews to determine competency and value a building firm has, including background, expertise and ability to execute the construction. Upon getting rough costs associated with the design presented the client can then refine and value engineer or move onto the construction document phase. During this design phase we also consider any  landscape architecture and pool design elements as each part plays an integral role in the overall design and engineering of your home. When complete every client signs the Construction Document Authorization Form approving the design so we can proceed to finalizing your plans.  
 
CONSTRUCTION DOCUMENTS
 
All remaining preliminary modifications from owner, outside consultants, engineers, builders and interior designer comments are incorporated to begin. Background drawings are sent to consulting engineers required while details and specifications are refined or created then put into construction drawings. Throughout every phase communication is maintained with the entire team assembled to complete the project design in accordance with all involved. Upon completion a final meeting is held with team members and owner to go over the complete construction set including engineering prior to issuing construction documents.   
 
CONSTRUCTION & CONSTRUCTION ADMIN
 
During construction phase owners may contract us in varying capacities, from full onsite construction administration and owner liaison between builder, to periodic site visits, to a full general contractor role. We can assist with materials or vendor procurements and create shop drawing details if necessary for efficiency to complete the building construction.
